Below you will find important information regarding our program. Please read each step in its entirety so that you may have a clear understanding before, during, and after the application process.

1. ONCE YOUR $50 APPLICATION PAYMENT HAS BEEN PAID, WE WILL REVIEW YOUR APPLICATION WITHIN 1 BUSINESS DAY. THIS APPLICATION FEE IS NON-REFUNDABLE. PLEASE KEEP IN MIND THAT IT TAKES OUR AGENTS TIME AND RESOURCES TO PROPERLY PROCESS AN APPLICATION.

WHAT DOES THIS MEAN? WE WILL REVIEW THE APARTMENT INFORMATION THAT YOU'VE PROVIDED ON YOUR APPLICATION. THIS INCLUDES THE WEBSITE OF THE APARTMENT COMMUNITY/COMMUNITIES THAT YOU'VE LISTED ON YOUR APPLICATION. WE WILL CONFIRM AVAILABILITY, PRICING AND MOVE YOUR APPLICATION TO THE NEXT PHASE OF PROCESSING.

2. THE NEXT STEP IS FOR US TO VERIFY THAT YOU EARN ENOUGH INCOME (AT LEAST 3 TIMES THE MONTHLY RENT) FOR THE UNIT YOU WISH TO APPLY FOR. THIS SCREENING IS DONE THROUGH A SERVICE PROVIDER "PAYSCORE". SO, ONCE YOUR APPLICATION HAS BEEN REVIEWED BY OUR AGENTS, YOU WILL RECEIVE A SEPARATE EMAIL FROM PAYSCORE. USING PAYSCORE, YOU WILL LOG INTO YOUR BANK ACCOUNT TO VERIFY YOUR MONTHLY DEPOSITS. THIS WILL GENERATE A REPORT FOR OUR AGENTS TO REVIEW YOUR MONTHLY INCOME AND ASSESS IF YOU ARE A QUALIFIED CANDIDATE FOR THE PROGRAM. IF YOUR BANK ACCOUNT IS NOT SUPPORTED BY PAYSCORE, THE ONLY OTHER ACCEPTABLE FORM OF INCOME WILL BE BANK STATEMENTS.

3. ONCE YOUR INCOME IS APPROVED, WE WILL BEGIN CALLING THE APARTMENT COMMUNITY/COMMUNITIES THAT YOU HAVE LISTED ON YOUR APPLICATION TO DETERMINE IF THEY ACCEPT CORPORATE APPLICATIONS. A CORPORATE APPLICATION IS AN APPLICATION FOR RESIDENCY MADE BY A BUSINESS INSTEAD OF AN INDIVIDUAL. THIS CAN TAKE UP TO 3 BUSINESS DAYS.

THERE IS A WAY TO HELP EXPEDITE THIS PART OF THE PROCESS!

YOU CAN CALL THE APARTMENT COMMUNITY THAT YOU WISH TO APPLY TO WHILE WE ARE PROCESSING YOUR APPLICATION TO DETERMINE IF THEY ACCEPT CORPORATE APPLICATIONS. IF THEY DO, YOU CAN ASK THEM TO EMAIL YOU THE APPLICATION IF IT IS A PAPER APPLICATION, OR YOU CAN HAVE THEM EXPLAIN TO YOU THE PROCESS FOR COMPLETING THE CORPORATE APPLICATION

IF YOU RECEIVE A CORPORATE APPLICATION OR INSTRUCTIONS ON HOW TO SUBMIT A CORPORATE APPLICATION FROM THE APARTMENT COMMUNITY THAT YOU WISH TO APPLY TO, YOU MAY EMAIL THE APPLICATION TO CUSTOMERSERVICE@COMPLEXAPPROVALS.COM

(IMPORTANT: THERE IS NO NEED TO REQUEST THE APPLICATION IF IT IS A CAMDEN, CORTLAND, GREYSTAR, BUZZUTO OR UDR COMMUNITY. WE ALREADY HAVE THEIR APPLICATION ON FILE. YOU WILL STILL NEED TO CALL THE APARTMENT COMMUNITY TO CONFIRM THAT THEY ARE ACCEPTING CORPORATE APPLICATIONS).

4. ONCE WE HAVE THE CORPORATE APPLICATION ON FILE, WE WILL CONFIRM THE UNIT THAT WE WILL BE APPLYING TO WITH YOU. THIS INCLUDES THE APARTMENT COMMUNITY, CITY/STATE, FLOOR PLAN, UNIT NUMBER (IF AVAILABLE) SQUARE FT AND PRICING. YOU WILL THEN BE REQUIRED TO COMPLETE ONE MORE FORM TO FINALIZE YOUR FILE WITH US. THIS FORM IS CALLED THE "FINALIZE YOUR CORPORATE FILE" FORM AND INCLUDES INFORMATION SUCH AS EMPLOYMENT INFO, EMERGENCY CONTACT, VEHICLE INFORMATION, ETC. ONCE THAT FORM IS RECEIVED, YOU WILL RECEIVE AN AGREEMENT TO REVIEW/SIGN. ONCE YOU HAVE REVIEWED/SIGNED OUR AGREEMENT, YOU WILL RECEIVE AN INVITE TO OUR RESIDENT PORTAL (DOORLOOP) TO PAY YOUR $500 DEPOSIT TO COMPLEX APPROVALS. THIS PAYMENT WILL GO TOWARDS THE BALANCE THAT YOU OWE US.

5. ONCE YOU HAVE PAID YOUR $500 DEPOSIT TOWARD YOUR SERVICE FEE PAYMENT TO COMPLEX APPROVALS, WE WILL SUBMIT THE APPLICATION TO THE APARTMENT COMMUNITY. THERE MAY BE ADDITIONAL CHARGES THAT MUST BE PAID IN DOORLOOP IF THE LEASING OFFICE REQUIRES US TO PAY APPLICATION FEES. REMEMBER,

(IMPORTANT NOTE: THERE IS A 3% CHARGE FOR ALL CREDIT AND DEBIT CARD PAYMENTS)

6. ONCE YOUR APPLICATION IS APPROVED, YOU WILL RECEIVE A WELCOME LETTER FROM THE APARTMENT COMMUNITY AND AT THAT POINT, YOU WILL BE RESPONSIBLE FOR PAYING THE REMAINING SERVICE FEE CHARGE TO COMPLEX APPROVALS (THIS CHARGE WILL BE ADDED TO YOUR DOORLOOP PORTAL). THIS PAYMENT IS DUE WITHIN 24 HOURS OF APPROVAL.

THIS FEE HAS ABSOLUTELY NOTHING TO DO WITH YOUR MOVE IN FEES DUE TO THE APARTMENT COMMUNITY.

IN ORDER TO PICK UP KEYS/ACCESS THE UNIT, YOU WILL BE RESPONSIBLE FOR BRINGING IN ANY APPLICABLE MOVE IN FEES TO THE APARTMENT COMMUNITY AT THE TIME OF MOVE IN.

YOU WILL RECEIVE AN EMAIL DETAILING HOW MUCH YOU OWE US AND HOW MUCH YOU OWE THE APARTMENT COMMUNITY FOR YOUR MOVE IN. YOUR MOVE IN FEES WILL BE THE ONLY FEES THAT YOU PAY DIRECTLY TO THE APARTMENT COMMUNITY. ONCE YOU ARE MOVED IN, YOU WILL BE RESPONSIBLE FOR PAYING YOUR RENT DIRECTLY TO COMPLEX APPROVALS VIA THE RESIDENT PORTAL (DOORLOOP). WE WILL BE RESPONSIBLE FOR PAYING OUR RENT TO THE APARTMENT COMMUNITY EACH MONTH.

IN ADDITION TO YOUR RENT PAYMENT (PLUS OTHER ADDITIONAL FEES THAT YOU INCUR FROM THE APARTMENT COMMUNITY SUCH AS UTILITY, TRASH, ETC.), YOU WILL ALSO BE RESPONSIBLE FOR THE $99 MONTHLY LEASE FEE PAYMENT PAYABLE TO COMPLEX APPROVALS. THIS IS A MONTHLY CHARGE THAT IS ADDED TO THE DOORLOOP PORTAL. THIS FEE WILL BE DUE TO COMPLEX APPROVALS EACH MONTH THROUGHOUT THE DURATION OF YOUR LEASE AGREEMENT.

PLEASE NOTE WE WILL NOT SIGN THE LEASE AGREEMENT UNTIL WE HAVE THE FOLLOWING ON FILE:

1. FINAL PAYMENT DUE TO COMPLEX APPROVALS (REMAIN SERVICE FEE)

2. SIGNED LEASE AGREEMENT

3. REGISTERED DOORLOOP ACCOUNT

MOST IMPORTANTLY, YOUR RENT PAYMENTS ARE DUE AT THE FIRST OF EACH MONTH - NO EXCEPTIONS. THIS MEANS THAT YOUR RENT PAYMENT NEEDS TO BE PAID TO COMPLEX APPROVALS BEFORE THE FIRST OF THE MONTH EACH MONTH. YOUR PAYMENT WILL BE DUE BY THE 25TH OF THE PRIOR MONTH IF YOU ARE PAYING BY ECHECK/ACH AND THE 1ST OF THE MONTH IF YOU ARE PAYING WITH DEBIT/CREDIT CARD. YOU WILL BE REMOVED FROM THE LEASE AGREEMENT IF YOU DO NOT PAY YOUR RENT ON TIME. THIS IS VERY IMPORTANT THAT YOU UNDERSTAND THIS. YOU MUST AGREE TO THE LISTED PAYMENT DATES BEFORE WE SIGN THE LEASE AGREEMENT TO THE APARTMENT COMMUNITY. THERE ARE NO EXCEPTIONS WHATSOEVER.

APPLICATION PROCESS

We expect you to allow us time to do what needs to be done to process your application. We also expect you to stay in communication throughout the application process. Excessive/threatening calls and emails are not tolerated and will result in the cancellation of your application. We will stay in communication with you and provide you with any updates regarding the status of your application. Please contact customer service if you have any questions throughout the application process.

RENT PAYMENTS

We DO NOT accept late rent payments. The continuance of your lease agreement is contingent upon you keeping up with your rent payment schedule and making payments on time each month. We are responsible for your rent payments and need to have the payment from you before the 1st of each month in order to keep your lease agreement active. If we have to cover your rent because you do not make your rent payment, you will be removed as the occupant on the lease agreement and removed from the apartment community.

TENANT CONDUCT

We expect you to abide by all of the rules and regulations required by the apartment community at all time. Unauthorized occupants, unauthorized pets and disruptive behavior is completely unacceptable. The continuance of your lease agreement is contigent upon your ability to be a responsible resident of the apartment community. If you are deemed to be a disruption to the apartment community, you will be removed as an occupant on the lease agreement and removed from the apartment community.
